Which documents does a transactional file usually need?

Bring the A-B purchase contract, the B-C resale contract, a government-issued photo ID, and the closer’s wiring instructions. Add entity documents when an entity is the buyer. A complete package is what lets the wire get coordinated.

What is on the working checklist?

These are the items that get a file moving. Your closer and Brittco’s underwriting confirm the final set.

  • A-B purchase contract, including amendments and an earnest-money receipt if you have it.
  • B-C resale contract, including amendments.
  • Entity documents if an entity is buying: formation document, operating agreement or bylaws, and the EIN letter.
  • Government-issued photo ID for the signer.
  • The closer’s name, company, email, phone, and wiring instructions.
  • A settlement statement or draft closing disclosure once the closer has one.

Where do the templates and the uploads live?

Contract templates are in the lending portal. After you request funding, uploads go through the borrower login, which is where the file lives.

What does a complete package do?

It lets us coordinate the wire with your closer. A proof-of-funds letter, when we issue one, belongs to that file and is not an approval. Questions about whether a contract form is enforceable belong with your closer.
