What to have ready for a double close.
Have both contracts, entity documents if an entity is buying, a government ID, and the closer’s wiring instructions. The checklist is a working list, not an approval.
This is the working checklist for a transactional file. Your closer and Brittco’s underwriting confirm the final set. A complete package is what lets us coordinate the wire.
What is on the checklist?
- A-B purchase contract, including any amendments and the earnest-money receipt if you have it.
- B-C resale contract, including amendments.
- Entity documents if an entity is buying: formation document, operating agreement or bylaws, and the EIN letter.
- Government-issued photo ID for the signer.
- Closer’s name, company, email, phone, and wiring instructions.
- Settlement statement or a draft closing disclosure once the closer has one.
Contract templates are in the lending portal: app.brittcocapital.com/tx/contracts. Upload signed contracts through the borrower login after you request funding.
What happens after you upload?
A complete package lets us coordinate the wire with your closer. A proof-of-funds letter, when we issue one, belongs to that file and is not an approval. Questions about whether a contract form is enforceable belong with your closer.
What else do borrowers ask about documents?
What documents do you ask for?
Start with the A-B purchase contract, the B-C resale contract, a government ID, and the closer’s wiring instructions. Add entity documents when an entity is the buyer. The checklist is the working list, and your closer confirms the final set.
Does sending a request mean I am approved?
Sending a request starts the file. It is not an approval. Every loan is subject to underwriting and approval.
Have a double close on the calendar?
Send the property, the amount, and the two closing dates. Same-day is 1%. Within 7 calendar days is 2%.
