Double close

How the money moves in a double close.

You buy from the original seller and sell to the end buyer. Brittco funds the purchase and is repaid from the resale. The published fee is 1% the same day and 2% within 7 calendar days.

You buy from the original seller and sell to the end buyer. Brittco Capital, Inc. funds the purchase. The loan is repaid from the resale. The published fee is 1% the same day and 2% within 7 calendar days.

What are the two contracts?

The A-B contract is your purchase from the seller. The B-C contract is your resale to the end buyer. Transactional funding is for that gap. It is not a loan to the end buyer, and it is not a consumer mortgage.

What is the same-day sequence?

  1. Both contracts are in the file, and the closer agrees to the sequence.
  2. Brittco wires the A-B purchase price it has agreed to fund.
  3. The B-C resale closes the same calendar day.
  4. The closer pays the Brittco loan from the resale proceeds. The fee is 1% of the amount funded.

What if the resale is not the same day?

If the B-C closing is on a later calendar day, and still within 7 calendar days of funding, the fee is 2%. Count calendar days, including the weekend if it falls in the window. If the dates run longer, send them on the request form and we will price that file with you.

What if the end buyer uses a loan?

Tell the closer early. The end buyer’s lender has its own conditions, and your closer knows whether that lender will fund into the sequence. Brittco coordinates with that office so the wire order stays clean.

Who closes, a title company or an attorney?

Some states commonly use a title company. Others commonly use a closing attorney. The practical question is the same: will the closer on this file insure the double close and disburse in the right order? Start with our page for closers.

Estimate the fee or send the dates through Request Funding.

Have a double close on the calendar?

Send the property, the amount, and the two closing dates. Same-day is 1%. Within 7 calendar days is 2%.
